“But my windows are brand new”

This is the most common conversation we have in Lehi. A modern low-E double-pane unit is a genuinely good insulator, but insulation is about conduction — it does very little about the radiant solar energy coming through the visible and near-infrared spectrum. New glass keeps conducted heat out; it does not stop the sun from heating your floor and furniture directly.

That is why a two-year-old Traverse Mountain house with an efficient window package still has a great room that hits the high eighties. Film addresses the part the glass does not, which is why builders’ own model homes so often have it.

No shade, yet

Subdivisions built in the last decade have young trees. In twenty years those lots will shade themselves; right now every elevation of every house takes direct sun for the whole arc of the day, with reflected load off neighboring roofs and light-colored hardscape on top of it.

Traverse Mountain adds elevation to that — homes on the upper benches sit several hundred feet above the valley with completely unobstructed exposure both east and west.

Silicon Slopes offices

The office buildings along Thanksgiving Point and the Silicon Slopes corridor are heavily glazed, and the complaint is almost always glare on monitors rather than temperature — the HVAC in those buildings is capable, but no thermostat fixes a screen you cannot read.
