Two benches, two completely different problems

On the east bench — Holladay, Cottonwood Heights, Millcreek, the upper Avenues, Sandy above 1300 East — homes get strong morning and midday sun and then fall into canyon shadow surprisingly early. The complaint we hear is a daily temperature swing rather than an all-day hot room: a kitchen or breakfast room that is uncomfortable by ten and cold by five, which no thermostat schedule handles gracefully.

On the west side — West Valley City, West Jordan, Magna, Kearns, Taylorsville, Herriman — the sun sets behind the Oquirrhs with nothing in front of it, so west-facing glass takes hours of direct low-angle sun. That is the classic “unusable after three o’clock” living room, and it is also where the biggest measurable cooling-cost difference shows up after film goes on.

Housing stock runs from 1890 to last year

Very few counties in the country hold this range of glass. Original single-pane wood sash in the Avenues, Capitol Hill and central Sugar House. Aluminum-framed sliders from the 1970s and 80s across Murray, Midvale and South Salt Lake. Insulated builder glass with very large window walls in Draper, Bluffdale, Herriman and South Jordan. Downtown curtain wall in the middle of it all.

Single pane wants a Low-E film, because those windows lose heat in January as badly as they gain it in July. Newer insulated glass usually wants a spectrally selective solar film — heat and glare rejection with the daylight and the view left alone — and a film specified for the glass type so thermal stress is never in question.

Inversion glare, and commercial glass along the TRAX corridor

Winter inversion scatters light rather than dimming it, so low January sun through a haze layer produces a diffuse glare that washes out a monitor or a television more effectively than a clear July afternoon. Homeowners here routinely tell us the worst glare month is not in summer at all.

On the commercial side, the county has a long spine of street-level glass: downtown offices, ground-floor retail along the TRAX and Frontrunner corridors, medical and dental suites in Murray and Taylorsville, and light-industrial frontage out toward the airport. Those buildings tend to want two things at once — heat off the exposed elevations and glass that does not open on the first strike — which is one install rather than two.
